Nation’s Top Student Housing Developer Adds 826 Beds to Columbia, South Carolina Portfolio
Athens, Ga. (August 3, 2026) – Landmark Properties, a fully integrated real estate investment management firm specializing in the development, construction, acquisition, and operation of high-quality residential communities, welcomed its first residents to Narrative at Columbia, an 826-bed student housing community developed in partnership with Peninsula Investments. Early move-ins began on Aug. 1, 2026.
The cottage-style development at 1050 Idlewild Boulevard in Columbia, South Carolina was designed by Athens, Ga.-based E + E Architecture, with Landmark Construction, the in-house construction arm of Landmark Properties, serving as general contractor.

Narrative at Columbia offers residents 197 units in a unique mix of two- to six-bedroom apartments. Each comes fully furnished and wired for cable and high-speed internet, and also features in-unit laundry, private bathrooms, and hardwood-style flooring throughout. Kitchens are appointed with quartz countertops and stainless-steel appliances.
The community’s premier amenity package offers a variety of spaces for studying, socializing, and recreation. Residents can enjoy a clubroom with a community kitchen, resort-style outdoor pool with a sloped “beach entry” feature and hot tub, gaming lawn, a cabana and hammock grove, outdoor grilling areas, a sand volleyball court and a Jumbotron. With the opening of Narrative at Columbia, Landmark Properties now operates 2,264 student housing beds in the Columbia, South Carolina market, with another 800 beds under development and expected to open in fall 2027.
